Bruce Township Planning Commission

Meeting called to order 7:05p.m.

Members present: J. Fischer. L. Little, L. MacDonald, C. Marsh, B. Osborne, C. Person

Absent: Zoning Ad. M. Schmidt

Also present Supervisor D. Gallagher, Treasurer R. LaJoie and approximately 18 Township

residents.

Pledge of Allegiance

Approval of agenda: no changes.

Approval of minutes of 8 January 2008 meeting. Motion by C. Marsh, 2nd B. Osborne to

approve as presented. Motion carried unanimously.

Public comments: John Hillock with question of zoning designation of light commercial on

property between 16 and 17 mile on M-129. A change was made last meeting to

designate area in question as Ag/Res. J. Hillock agreed.

Chairperson comments: None

Commissioner comments: L. Little expressed appreciation of residents attending the meeting.

Draft ordinance amendments: Proposed amendment No. 9 was again reviewed with the addition

of the definition of "piggery". Motion by L. Little, 2nd by B. Osborne to present the

definition at the scheduled Public Hearing. Motion passed. Motion by B. Osborne, 2nd by J. Fischer to present Amendment #9 document at the scheduled Public Hearing. Motion carried unanimously. The Future Land Use Map will be reprinted with the latest changes and will be made available to the public approximately 2 weeks before the Public Hearing.

Master Plan: Phase one of the Maser Plan text (M-129 corridor, residential areas, and the riverfront area) was reviewed with a grammar correction in the first paragraph, line 3 on page 31. The paragraph on page 32 relating to the development of a town center has been moved to future considerations. The land use map described on page 33 will be edited to reflect the changes that have been made during the last months input from the public. The legend of the map will be changed to hopefully clarify the different districts. Yellow-residential-shall now read residential/agricultural; red-commercial/light industrial shall now include residential/agricultural and the green-riverfront residential/recreational shall also include residential/agricultural. This change in the legend should help emphasize that all districts include residential and agricultural uses. On page 35, point no.4 shall be deleted as that part of the implementation plan has been completed.

Motion by C. Marsh, 2nd by J. Fischer that the Master Plan and Future Land Use Map are satisfactory with above revisions for presentation to the public. Motion passed unanimously.

The Public Hearing for the proposed final Master Plan and revised Zoning Ordinance has been scheduled for12 March 2008, the next regular meeting of the Planning Commission. The proposed Master Plan and Zoning Ordinance revisions will be available to the Public at the Township Office approximately 2 weeks before the Public Hearing.

Chair entertained a few comments from the audience concerning the commercial

designation along M-129. As a result of audience participation the west side of M-129

between 15 and 16 mile roads will be only ¼ mile deep. Motion for this change

made by L. Little, 2nd by J. Fischer. Motion carried unanimously.
