Bruce Township Planning Commission

Meeting called to order: 7:02 pm

Members present: J. Fischer, L. Little, L. MacDonald, C. Person,

Absent: C. Marsh, B. Osborne, M. Schmidt

Minutes of 12 June 2007 approved. Motion by L. Little, 2^nd J. Fischer. Motion carried

Public comment: No public present

Commissioner comments: It would appear that B. Gardella has vacated his Planning Commission seat

and is no longer in the area. Chair asked members if there was any objection to leaving his seat

vacant for the time being. L. Little expressed the value of having someone on the Commission to represent the business community. J. Fischer asked the legality of an even number on the Commission. Supervisor stated the matter was researched and no references were found to oppose even number membership. Motion by L. Little, 2^nd by L. MacDonald to recommend to the Township Board that the position remain vacant and the Commission continue functioning as a 6 member Board. Motion carried.

Commissioner comments: J. Fischer indicated she would be available as a back up on the ZBA. There

is already a representative from the Commission on the ZBA. The Township Board is

searching for a member of the community to fill the vacancy.

Discussion followed on a review of the comments of the work session held 25 September 2007. It

was unanimous that the Commissioners are committed to establishing guidelines for the

protection of the property rights of the residents. It was acknowledged that change is very difficult and as the community changes so must the guidelines.

Discussion on some limited relaxation of requirements for some types of minor signs. Current ordinance allows for a small sign for home occupations and jumps directly to Special Land Use requirements for most other signs. Chair shall research the topic and report at next meeting.

The next phase of establishing zoning districts for the master plan will involve the interior area of the

Township. Next meeting will look at proposing zoning districts along 7 Mile road.
